- THCB has to become lower, because at this moment it’s one of the highest
- THCB has mostly the lowest room rates -> see Thursday until Saturday -> They are already
lowest and therefore fit in the PENETRATION PRICING STRATEGY
- From Monday until Wednesday their prices are in the UPPER RANGE of prices compared to
the competitors

- THCB has lowest prices for the Deluxe and Suite on every day, so I advise to go a little
bit higher.
- I would increase the price for the Suites by 15 euros
- It is important to stay under the competitors’ prices to boost the occupancy for
those rooms

, Effect of proposed room prices on the revenue
elements:
- By lowering ADR and striving for lowest rate -> people are stimulated to book a stay
at the Teaching Hotel
- Occupancy will increase
- Eventually will the RevPar -> more revenue because more occupancy
- TrevPar will also go up -> F&B and Minor will profit from the higher occupancy




- If I check the occupancy in CLOCK, it shows that only on Monday the 29 TH of March, 3
bookings have been made
- No other booking the rest of the week
- There are 26 rooms in the THCB
- Occupancy rate if 3/26 x 100% = 11,5%
- For the other days it’s 0%
