1.1 BACKGROUND OF STUDY
Pricing a product is to establish a selling price for a product. No matter what type of product
you are selling, the price you charge to your customers or clients will have a direct effect on
the success of your business. Though pricing strategies can be complex, the basic rules of
pricing are straightforward:
• All prices must cover costs and profits
• The most effective way to lower prices is to lower costs.
• Review prices frequently to assure that they reflect the dynamics of cost, market
demand, response to the competition, and profit objectives.
• Prices must be established to assure sales.
Generally, nowadays, the sales price of the buildings is depends on the building
characteristics. The more unique the shape of a building or the larger the building is, the cost
of the construction work to build it will be quite higher than other buildings. Thus, the sales
price will be high due to the cost of the construction work to build that building which is
requires a high cost.
Furthermore, a real estate expert has said, the sales price of a home is determined by its
desirability and this is certainly a function of the physical characteristic of the building. This
overall assessment is reflected in the local taxes paid by the homeowner; consequently, the
best predictor of sale price is the local taxes. The building characteristics are therefore
redundant in a regression equation which includes local taxes.
In this study, we want to identify whether it is true that the sales price of the buildings are
depends on the building characteristics.
The research was made at Damai Residence in Shah Alam. The address of the research
place is Damai Residence, Kemuning Utama, Seksyen 32, 40460 Shah Alam, Selangor
Darul Ehsan. The population of this research is 100 of houses.

i) To describe demographic profile of the respondents.
ii) To determine whether there are differences on sales price and number of fireplaces.
iii) To gauge the association between the sales price and taxes.
