Design Bid Build - ANS Traditional project delivery system. Three primary parties: owner,
Architect, and contractor. The owner and the architect create a form for applicable studies,
design, production of construction documents, and administration of the construction
documents, and the administration of the construction process at the beginning of the project.
American Institute of Architects (AIA) agreement between owner and architect is Form B-141.
The owner and the contractor create a contract based on the construction documents. No
direct relationship between architect and contractor. The indirect relationship exists as the
architect is acting as the agent for the owner at the beginning of the construction process. The
architect is responsible for sub-consultants and contractor is responsible for subcontractors.
Architect and contractor have an indirect relationship while they both have direct relationships
with the owner.

Design Build - ANS Single source procurement for the owner. Design and construction
provided to the owner by a GMP. The design-build firm acts as a facilitator for designers and
constructors as they work together to achieve the owner's goals. Four basic configurations.
Design-build acts as an in-house operation, as there should be no conflicts between entities.
One contract. One responsible party. One organization in charge. One bill the owner pays.

,Guaranteed Maximum Price - ANS owner pays or actual costs plus a fixed fee subject to a
ceiling price.


Lump sum contract - ANS Most common method. When the contractor gives owner lump
sum to complete the project based on contract documents. Changes to the scope are done
through change orders.


Cost, plus fee - ANS When the scope is hard to define, the contractor is reimbursed for
costs of the project plus overhead and profit.


Unit price contract - ANS This method lists the quantities for components of the project
which are priced by unit. The total is added used to calculate a lump sum. Mainly used in
engineering firms.


The Owner - ANS Responsible for paying the work contracted to the architect and the
contractor. Also provides the site for the project and whatever the architect needs.


The Architect - ANS provides the owner with design and construction documents


The contractor - ANS responsible for providing the labor, material, equipment, and
expertise to complete the project. Completes means and methods of work, sequencing, labor
plan, and equipment usage.


Capital projects officer - ANS is the individual responsible to the owners and or
stockholders of the company. Authorizes major changes.


Financial Officer - ANS Concerned with the disbursement of funds. The contractor
provides the financial officer with cashflow projection.

, Owners Representitive - ANS Owners daily representative. Owners prime contact for the
owner's architect and contractor. Conducts business with the project managers and architects
and is the ultimate decision maker.


Owners Inspector - ANS Checks quality of construction and has no authority over the
construction process


Testing Agency - ANS Outside testing agency hired by owner to preform certain quality
control tests


Principal-In-Charge - ANS ultimate decision maker for the firm of the project. Obtains the
contract for the architectural firm.


Contract administrator - ANS processes shop drawings, progress payments, rfi's, change
orders, conducts meetings and issues minuets


Sub-consultants - ANS provide design services and portions of the construction
documents that are not provided by the architect


Officer in charge - ANS is responsible for the firms preformance. Has a buisness level
relationship with owners capital projects officer and teh arcitects principal in charge. Not
involved with project. Involved in matters that affect the sucess of the project.


Project Manager - ANS Ensures profitability


Agency CM - ANS involves use of a manager as the agent of the owner without design or
construction responsibilities. Works on a fee basis with the owner. Enters the process early.
Manages both architect and contractors. Fee based.


Multiple Primes - ANS multiple contracts directly to the owner managed by the
construction manager.
